A quick estimate of your portfolio's goal year
Rough figures are fine. The same engine that runs the full product prices them under one indicative tax rate.
Try it: your future, and the year you reach your goal.
This example portfolio would cover its income goal from
About 9 years away, when your passive income passes your 60,000 a year goal, which itself rises with the inflation you have drawn.
Example figures
Use the same currency for every figure here.
Rough on purpose: figures move in steps, and the full model takes exact ones.
The full model starts fresh and asks for each property, loan and account in turn.

Adjust assumptions
A rough estimate, not advice. Rent growth, property growth, investment returns and the loan rate are drawn year by year instead of held at one figure, the loan pays down over 24 years, running costs rise with inflation, what the property clears after tax is banked into savings and earns that same return, the retirement fund unlocks at 65 and pays out at a 4% rate, and tax is one indicative rate on rent after costs and interest. The year is worked out once from the figures above rather than sampled from a range, so the same figures always give the same year.
How this is worked out
One indicative marginal rate on the rent left after running costs and loan interest, with a loss carried forward against later profit. Tax country by country comes with the full planner.
The full model takes every property, loan and account, each taxed in its own country.
