There is no federal transfer tax. Each province sets its own, and Toronto charges a second municipal one of nearly the same size again on top of Ontario's. Ontario (one or two unit homes, 0.5% to 2.5%), Toronto (the province's ladder PLUS the City's, with graduated rungs above CAD 3m from 1 Apr 2026) and British Columbia (1% to 3%, with a further 2% on residential value above CAD 3m) are priced from their own authorities; pick a province or the national 1.5% proxy is used. FOREIGN BUYERS: read the ownership gate first. Non citizens who are not permanent residents are BANNED from buying residential property until 1 Jan 2027, so these rates answer a question most foreign buyers may not ask. For the exempt categories the surcharges are the largest here after Singapore: Ontario 25% province wide, Toronto 35% (Ontario's 25% NRST plus the City's own 10% MNRST), British Columbia 20% but only in five regional districts (Metro Vancouver, Capital, Fraser Valley, Central Okanagan, Nanaimo). Most other provinces charge nothing, so the 20% proxy used when no province is picked OVERSTATES them. Pick one.
