HNL · Rates as at 2 July 2026 · Estimates, not advice
Non residents face 25% withholding on gross rent (residents progressive to 25%, territorial). Sale gains 10% (4% advance withheld). Foreigners in coastal/island zones are limited to one urban lot up to 3,000 m² with a build requirement.
How rental income is taxed in Honduras (Roatán)
For a resident owner: A flat 25% on net rent after costs. For an owner living abroad and renting this out: Tax is withheld at source at 25% of the gross rent, before any costs.
Interest and losses
Mortgage interest is deductible against the rent. A rental loss brings no relief: it cannot reduce other income, and it does not carry forward.
Capital gains on a sale
Gains are taxed at a flat 10%. 4% of the SALE PRICE is withheld at settlement from a non resident seller. It is a credit against the bill, not an extra tax, but it is cash the seller does not get on the day.
Annual property tax while holding
About 0.3% a year on the property value.
What it costs to buy
About 1.5% of the price on purchase. Transfer tax 1.5%; ZOLITUR zone rules apply on Roatán.
Can a foreign buyer purchase here?
A foreign buyer needs approval before purchasing. Foreigners are barred within 40km of coasts/borders EXCEPT one urban lot up to 3,000 m² (covers Roatán/Bay Islands) with a 36 month construction requirement.
How Freeholt models Honduras (Roatán)
Every rate above is priced from Freeholt's own table for Honduras (Roatán) and runs through the whole projection: rental income, a modelled sale and the annual holding costs all use the same figures. They cannot be edited yet, so a position that differs from the defaults has to be read with that in mind. The estimate assumes an individual owner rather than a company or trust, and where a rule is not modelled it is listed below rather than quietly priced at zero.
What running this property costs
In Honduras this covers municipal property tax (~0.15 to 0.5%), HOA/resort fees, insurance and management.
How borrowing works here
Local financing is scarce; foreign purchases are cash. Roatán/Bay Islands prices are often quoted in USD.
