Saudi Arabia taking nothing does not mean nobody does. An owner who is tax resident somewhere that taxes worldwide income generally pays tax on the rent and any gain from this property THERE, at that country's rates, with credit for anything paid here. That makes the owner's country of residence the thing that decides the tax bill on this property, not the country the property sits in. What the figures above leave out (2)
- Saudi Arabia charges no income tax, but a Saudi national still contributes to the state pension run by the General Organization for Social Insurance (GOSI): 21.5% of pay with employer and employee together for those hired before 3 July 2024, and 22.5% rising to 23.5% from July 2026 for later hires, with the employee's share not stated in the source, so no deduction is priced. A national's take home pay is lower than the nil bill suggests, by an amount that depends on their hire date. An expatriate has no GOSI pension at all (the employer pays a 2% work injury contribution, which is the employer's cost, not a deduction), so nothing comes out of their pay and for them the zero is complete.
- Zakat is a levy on wealth held for a lunar year by Saudi and GCC nationals, not a tax on income, and it is outside what this models. For anyone liable for it, the total burden shown is understated.
