Guide for buyers living in Singapore
Buying property abroad from Singapore
Rules last checked 30 October 2026 · 5 official sources · Education, not financial, tax, legal or immigration advice.
What a buyer living in Singapore meets before and after buying a home abroad: sending the money out, tax at home on the rent and the sale, and the forms to file.
The three things to know
- Sending money abroad
Singapore has had no exchange controls since 1978, so residents are free to remit funds abroad, including to pay for a home.
- Tax at home
Foreign sourced income received in Singapore by a resident individual, such as rent from a home abroad, is exempt from tax if the Comptroller finds the exemption beneficial. Singapore does not tax capital gains on property unless the owner is trading in property.
Sending money abroad
No restriction found
- Rule
Since 1978 all exchange controls in Singapore have been abolished, and residents and non residents are free to remit Singapore dollar funds into and out of the country and to buy or sell Singapore dollars in the foreign exchange market.
- From
1 January 1978
Tax at home
A Singapore citizen or permanent resident who normally resides in Singapore, except for temporary absences, is a tax resident; a foreigner is a tax resident after staying or working in Singapore for at least 183 days in the previous calendar year, continuously for 3 consecutive years, or with a work pass valid for at least a year, and is a non resident with a stay of less than 183 days.
Rent from a home abroad
- Rule
All foreign sourced income received in Singapore by a resident individual, other than through a Singapore partnership, is exempt from tax where the Comptroller is satisfied that the exemption is beneficial to the individual (section 13(7A)(b) of the Income Tax Act, from 1 January 2004), so rent from a home abroad that is received in Singapore is not taxed there.
Gain on selling a home abroad
- Rule
The Inland Revenue Authority of Singapore states that gains from selling property are generally capital and not taxable, but gains from buying and selling property with a profit seeking motive, or trading in property, can be taxable; foreign sourced income received in Singapore by a resident individual is exempt as described above.
Relief for tax paid abroad
- Rule
Because foreign sourced income received by a resident individual is exempt, relief is rarely needed; Singapore also gives tax credits for foreign tax under double tax agreements or unilaterally for income that is taxed. IRAS reports 93 of 96 comprehensive double tax agreements in force at 31 March 2026.

Different property types carry different readings. The country guide lists each one.
Australia requires a foreign person to obtain foreign investment approval before buying residential land, and from 1 April 2025 to 30 June 2029 buying an established dwelling is generally banned, while vacant land and new dwellings stay open with approval. Australian citizens, permanent residents and eligible New Zealand citizens are not caught.

Questions people ask
What if a Singapore tax resident rents out a home abroad?
All foreign sourced income received in Singapore by a resident individual, other than through a Singapore partnership, is exempt from tax where the Comptroller is satisfied the exemption is beneficial. Rent received in Singapore from a home abroad therefore falls outside Singapore tax, while the country of the property taxes it under its own rules.
What if the home abroad is sold at a gain?
The Inland Revenue Authority of Singapore states that gains from selling property are generally capital and not taxable, unless the owner buys and sells with a profit seeking motive or is trading in property. Foreign sourced income received by a resident individual is also exempt.
What if money for the purchase is sent abroad?
Singapore has had no exchange controls since 1978, and residents are free to remit Singapore dollar funds out of the country and to trade Singapore dollars in the foreign exchange market.
What if someone is in Singapore for only part of the year?
A citizen or permanent resident who normally resides in Singapore is a tax resident despite temporary absences. A foreigner is a tax resident after 183 days in the previous calendar year, 3 consecutive years of stay, or a work pass valid for at least a year.
What if the foreign country taxes the rent or the gain?
Because exempt income carries no Singapore tax, there is nothing to relieve in Singapore. Singapore has 96 comprehensive double tax agreements, of which 93 were in force at 31 March 2026.
What if the foreign income is received through a partnership in Singapore?
The exemption for resident individuals does not cover foreign sourced income received through a Singapore partnership, so that income follows other rules that were not read for this guide.
