Buying property abroad

Guide for buyers living in United Kingdom

Buying property abroad from United Kingdom

Rules last checked 30 October 2026 · 10 official sources · Education, not financial, tax, legal or immigration advice.

What a buyer living in United Kingdom meets before and after buying a home abroad: sending the money out, tax at home on the rent and the sale, and the forms to file.

The three things to know

Sending money abroad

The United Kingdom sets no limit on bank transfers in the pages read; cash of GBP 10,000 or more carried between Great Britain and a country outside the UK must be declared to customs.

Tax at home

A UK resident normally pays UK Income Tax on rent from a home abroad even if the money stays abroad, with a GBP 1,000 property income allowance and foreign tax credit relief. Gains are charged at 18 percent or 24 percent from 6 April 2026, and Private Residence Relief can reach a home abroad if the 90 day test is met.

Reporting at home

Overseas rent above GBP 1,000 is reported on the SA106 Foreign pages of the Self Assessment return, which for 2025 to 2026 is due by 31 January 2027. The pages read do not state a separate register or declaration for owning a home abroad.

For buying a home abroad

Rule

The pages read do not treat the purpose of buying a home abroad differently from any other purpose.

Tax at home

A person is UK resident for tax if one of the automatic UK tests or the sufficient ties test is met and no automatic overseas test applies; spending 183 or more days in the UK in the tax year is one automatic UK test.

Rent from a home abroad

Rule

A UK resident normally pays UK Income Tax on rent from property abroad, taxable even if the income is not brought to the UK unless relief under the foreign income and gains regime is claimed; property income up to GBP 1,000 including overseas income is exempt, and foreign tax paid can be claimed as foreign tax credit relief on the SA106 foreign pages.

Gain on selling a home abroad

Rule

Capital Gains Tax is charged on gains from disposing of assets; for gains from 6 April 2026 the rates are 18 percent within the basic rate band and 24 percent above it, with a GBP 3,000 annual exempt amount for 2026 to 2027, and a home outside the UK may still qualify for Private Residence Relief, subject to a 90 day test for a home in another territory.

Relief for tax paid abroad

Rule

Foreign tax credit relief is available on foreign income taxed in both countries, limited to the minimum foreign tax due under the foreign law, and GOV.UK states that the UK has the largest treaty network, covering around 120 countries.

Depends on the property

Passport: United Kingdom. Buyer lives outside Australia. Reading for a home.

Different property types carry different readings. The country guide lists each one.

Australia requires a foreign person to obtain foreign investment approval before buying residential land, and from 1 April 2025 to 30 June 2029 buying an established dwelling is generally banned, while vacant land and new dwellings stay open with approval. Australian citizens, permanent residents and eligible New Zealand citizens are not caught.

Questions people ask

What if rent from a flat abroad is left in a foreign bank account?

HMRC states that overseas rental income is taxable in the UK even if it is not brought to the UK, unless a claim is made under the foreign income and gains regime.

How does foreign tax paid on the rent reduce UK tax?

Foreign tax credit relief is claimed on the Foreign pages of the return, and only the minimum foreign tax due under the foreign law, after its reliefs, counts.

What if overseas rent is GBP 900 in a year?

Property income up to GBP 1,000, including overseas income, is exempt and need not be reported, though a return may still be filed to carry forward a loss.

How does the 90 day test work for a holiday home in another country?

For Private Residence Relief on a home in a territory where the owner is not tax resident, HMRC's manual sets a minimum of 90 days present in the dwelling in the UK tax year, counted by midnight stays, with a spouse's days counted once.

What if more than GBP 10,000 in cash is taken abroad for a deposit?

Cash of GBP 10,000 or more carried between Great Britain and a country outside the UK must be declared to customs, individually or as a family or group total.

GOV.UK describes it as relief for qualifying new residents on foreign income and gains arising in their first 4 years of UK residence after at least 10 consecutive tax years of non UK residence, claimed year by year.
