XCD · Rates as at 2 July 2026 · Estimates, not advice
Local income (incl. rent) is taxed at progressive rates up to 30%; no CGT. Foreign buyers need a fixed fee Alien Landholding Licence; non citizen sellers face a vendor's tax of up to 10%.
How rental income is taxed in St Lucia
For a resident owner: A flat 30% on net rent after costs. For an owner living abroad and renting this out: A flat 30% on net rent after costs.
Interest and losses
Mortgage interest is deductible against the rent. A rental loss is ring fenced: it carries forward against future rental income rather than reducing other income now.
Capital gains on a sale
There is no capital gains tax on residential property. A seller side levy still applies on the way out, up to 10% of the sale price, and it falls hardest on a quick resale.
Annual property tax while holding
About 0.5% a year on the property value.
What it costs to buy
Freeholt estimates this at 2% of the price. That is an average rather than the published rule, which is not modelled here yet. Buyer stamp 2% plus a tiered FIXED fee Alien Landholding Licence (~US$2.5k 20k) and eligibility certificate. Budget these separately.
How Freeholt models St Lucia
Every rate above is priced from Freeholt's own table for St Lucia and runs through the whole projection: rental income, a modelled sale and the annual holding costs all use the same figures. They cannot be edited yet, so a position that differs from the defaults has to be read with that in mind. The estimate assumes an individual owner rather than a company or trust, and where a rule is not modelled it is listed below rather than quietly priced at zero.
What running this property costs
In St Lucia this covers property tax, insurance, maintenance and management. THE REAL RATE IS BELOW THE 0.5% THIS PAGE SHOWS: the Land and House Tax Act (Cap. 15.13) charges 0.25% of open market value on residential property, and section 7 waives the first EC$200,000 for every owner rather than only an owner occupier, so an EC$500,000 home pays EC$750 a year, or 0.15%. Treat the modelled figure as conservative.
How borrowing works here
Local financing is limited for non citizens; the EC dollar is pegged at XCD 2.70 = USD 1.
